Buying
Personal guidance in the purchase of your home
Buying a home is about more than agreeing a good price. It is about whether a property truly suits you.
The difference
The knowledge of acquisition. The eye of development.
When buying a home, we look beyond location, asking price and comparable transactions.
Studio Alexander Paul combines property expertise with more than twenty years of experience in construction, renovation, design and development. So we assess not only what you are buying, but also what it can become and the investment that would require.
During a viewing we look at the technical condition, the layout, the works required and possible alterations. Would you like a new kitchen, bathroom, a different layout or an extension? Then, before you buy, we can outline what to take into account and what investment that may involve.
So before you bid, a more complete picture emerges - of the home and of the total financial picture.
How we look
Buying a home takes more than market knowledge alone.
Buying a home is of course about location, asking price, comparable sales, the documents and the negotiations. For us, that is where only part of the assessment begins.
Studio Alexander Paul combines the knowledge a property purchase requires with more than twenty years of hands-on experience in construction, renovation, design and property development. That gives us a broader view: we assess not only what you are buying, but also what it could become.
What condition is the property in? What should you watch for technically? Which works can be expected in the short or longer term? Does the current layout suit how you want to live? Can that wall come out? Is an extension conceivable? What does it mean if the bathroom, kitchen or installations need replacing?
And above all: roughly what investment are we talking about?
Because we look at property every day from construction, renovation and development, we can think along practically during the buying process. Not an exact renovation budget during a viewing, but the knowledge and experience to bring possibilities, points of attention and costs into focus at a high level.
Purchase and development
The eye of both buyer and developer
On paper a property can look like a good buy, yet in practice demand a substantial investment. Conversely, a home that seems less than perfect at first sight may hold real potential. For us, that is an important distinction.
As developers we constantly look at property asking: what is there, what are the constraints, where are the possibilities and what investment is needed to realise them? We bring that same way of looking when we guide a private buyer.
So you receive more than guidance in searching, viewing, bidding and negotiating. Together we look at the bigger picture: the property, its technical condition, how you want to live, the possibilities and the total investment.
Studio Alexander Paul guides private clients in searching for, assessing and purchasing homes. That is why we do not begin with the listings, but with you.
- Where do you want to live?
- How do you want to live?
- What matters most to you?
- What is your budget?
- What do you expect from your next home?
From there, we search with purpose.

01
Search
We translate your wishes into a clear search profile and help find and shortlist properties of interest.
02
Viewing & assessment
Found a property that appeals to you? We take a closer look together - assessing the property and the relevant information, and, where needed, its structural points of attention and possibilities.
03
Buying
Depending on the brief, we can assist with the search profile, property selection, viewings, property assessment, relevant documents, purchase advice, bidding strategy, negotiations and guidance through to completion.
Our guidance
What you can expect from us
You have one dedicated point of contact who guides you from the first conversation to the handover of keys. Personal, reachable and never a one-size-fits-all process.
- A clear search profile based on your wishes - not on whatever happens to be for sale.
- Joining you at viewings and telling you honestly, on the spot, what we see.
- Going through the documents: ownership information, homeowners' association, ground lease, zoning and energy.
- A substantiated view of value and a bidding strategy that fits your limit - not the market's.
- Negotiating on your behalf, with clear conditions and reservations.
- Guidance through to the notary and the handover of the property.
We gain nothing from a quick transaction. We earn your trust with a good one.
The difference
And we look further than the average estate agency
Because we come from the design and building world as well as property, at a viewing we can already answer what many buyers only discover after they have bought.
- Could the layout be different?
- Is an extension possible?
- What does the property require structurally?
- What might a renovation roughly involve?
- What would the total investment roughly be?
This means you don't need to buy first and only then discover whether your plans are feasible.
Would you like purchase guidance only? That's entirely possible. A design or renovation project is never a requirement.
Personal
What are you really buying?
More and more of the buying process can be done digitally. Searching, reviewing sales information, comparing prices and even parts of the transaction now happen online. But a home itself cannot be fully judged from a screen.
How does the layout feel? What quality do we see in the workmanship? Where are the possible points of attention? What possibilities does the building hold? And what does it mean financially to adapt the home to your wishes?
That is precisely where personal guidance and hands-on experience add value. So we take the time to look together with you. We listen to how you want to live, understand what matters to you, and assess a property from those wishes.
Not only:
“Is this a good purchase?”
But also:
“Is this the right home for you, what could it become and what would that take?”
That is how Studio Alexander Paul approaches purchase guidance.
